Identifying needsJones Lang LaSalle Industrial and Logistic Agency represented Hand Prod Sp. z o.o., one of the oldest polish private pharmaceutical company, in the process of selecting and securing a warehouse premise in Warsaw fulfilling the polish law regulations of storing pharmaceutical goods. The company was searching for 2.500 sq m of a warehouse and 200 sq m of a office space. Jones Lang LaSalle role at this stage, was to identify potential market possibilities for a build- to-suite solution, as well as opportunities for a leasing and adjusting space within exiting logistic parks.
ApproachPresentation of the Warsaw warehouse market, following Hand-Prod requirements.Preparation of the Request for Proposal and introduction it to developers, collection of offers, comparison analysis and final recommendations for client. The market comparison analysis – because of the small warehouse space, BTS project occurred more expensive then leasing of adapting space within logistic parks.Preparation of the technical specification and the detailed list of building adaptations dedicated for storing pharmaceutical goods, in association with the client.Negotiation of the commercial conditions with the developers and conclusion of the lease agreement.
ResultThe localization recommended by JLL brought additional benefits to the client – the possibility of amortization the costs of adaptation in the rent.Despite the necessity of building adaptation, JLL negotiated very attractive leasing commercial conditions on behalf of the client.
