Deloitte stays longer in Q22

The Deloitte company, one of the largest global consultancy companies, has signed a contract extending the lease of office space in the prestigious Q22 skyscraper through 2031

July 18, 2018

The concluded agreement provides for extending the lease of currently occupied space, as well as renting additional floors. Deloitte in Q22 can ultimately cover over 30,000 sq m. office space. This will be the longest-lasting lease agreement in the history of the Polish office market.

"The trust that Deloitte, an international business consultant, gave us, emphasizes the high quality of our building", says Anna Duchnowska, Member of the IREEF Q22 Management Board, President of Invesco Real Estate in Poland, owner of the Q22 office building. "We strive to create the best working environment for our tenants. We take care of the high quality of the building, a wide range of services and facilities, as well as additional benefits for companies renting office space. The building has the WellBeing program, whose main purpose is to create friendly working conditions. On the 14th floor there are fitness rooms and conference rooms available for all tenants, and on the ground floor and 1st floors are: ecological delicatessen, sushi, café, bistro, laundry, hairdresser, notary or travel agency for business clients. We are happy that our efforts are appreciated by such well-known companies as Deloitte", emphasizes Anna Duchnowska.

"It's been two years since we changed the address. The Q22 building perfectly met Deloitte's expectations, supporting our approach to work, which is based on flexibility, openness and teamwork, which is why we decided to extend the lease. A modern arrangement, a high standard of space and a convenient location in the business center of Warsaw are important factors for our employees and clients", says Marek Metrycki, Managing Partner of Deloitte in Poland. "We involved employees in the process of organizing a new office. In this way, we have created a space that is not just a workplace. Special areas of our office allow for informal meetings and rest, support creativity and exchange of knowledge between employees"adds Marek Metrycki.

Since 2016, Deloitte has been renting nearly 16,000 sq m. office space. Ultimately, the headquarters of the Polish branch of the company may increase to over 30,000 sq m. The Landlord was advised by Colliers International and the law firm Greenberg Traurig.

"It's relatively rare that after two years the Tenant chooses such a large area. This shows both the very dynamic development of Deloitte and the good condition of the Polish market, where international corporations want to develop. We therefore welcome the growing supply of modern office space, in the capital of 5.28 million sq m, and Q22 class projects that meet the needs of even the most demanding tenants", says Paweł Skałba, Senior Partner, Director of Office Agency at Colliers International.

The Tenants were advised by JLL and lawyers from Deloitte Legal. Cooperation with JLL also includes supervision over adaptation of the area to the needs of Deloitte.

"The central location and the highest quality of the Q22 proved to be enough that Deloitte decided to make a long-term lease and decided to make it the headquarters "for years". In addition to guaranteeing the area for further development, Deloitte wanted to maintain a wide range of amenities offered by the building of this class and a spaces adapted to the requirements of the tenant", informs Ida Stankiewicz, Director at the Tenant Representation Department, JLL.

Q22 is a unique building on the Warsaw map of office skyscrapers. It is characterized by a prestigious location (22 Jan Paweł II Avenue) and the highest quality of the surface, obtained, among others, thanks to modern technologies allowing tenants to make significant savings and affecting the comfort of work. Q22 is also a unique architecture inspired by the structure of quartz crystals, from which both the shape of the building and its name originate. The office building has 53,000 sq m. of modern office space.

The WellBeing program was implemented in the building, which the owner of the building, Invesco Real Estate, implements in his estates to create the best working conditions for users of the space. As part of the program, a number of events are organized, including training for tenants. Invesco is also in line with the trend of investors 'and developers' responsibility for the quality of commercial projects. Buildings, such as office buildings or shopping malls, create landscapes of modern cities. Developers, investors and commercial real estate owners are becoming active members of local communities and in order to fit the context of a place they have to offer additional benefits to users of buildings and residents of cities, including more attention to the promotion of culture and art. In the foyer opf the Q22 building, for two months you can admire the sculpture of the renowned Polish artist - Jerzy Kędziora.
