CA Immo and Pramerica Real Estate Investors have agreed on a preliminary sale agreement for the Warsaw Financial Center office building. The building will be taken over by a consortium of Allianz (87,5 %) and Curzon Capital Partners III, a fund managed by Tristan Capital Partners for a sale price of around €210m. Jones Lang LaSalle and Colliers International have been advising CA Immo and Pramerica Real Estate Investors on the sales transaction process.
WFC is a 32-storey building offering 50,000 sq m of office space and located on the corner of Emilia Plater and Świętokrzyska St. Its tenants include law firms, consultancy firms and financial institutions. The building was bought by CA Immo and Pramerica Real Estate Investors in 2005.
Tomasz Trzósło, Head of Capital Markets CEE, Jones Lang LaSalle, said: “In 2005 we represented WFC’s American owners in the sale of the building to its current proprietors. Today, we are glad to be involved in another sales of WFC, one of the prime landmark office buildings in Warsaw. There was considerable investor interest in the deal and the consortium of Allianz Real Estate and Tristan Capital Partners presented the most attractive offer in terms of price as well as the possibility of closing the deal swiftly. The preliminary sales agreement, signed yesterday, further confirms a choice of buyer”.
