C200 Office – an ambitious revitalisation of Gdansk shipyard's former office


The modernization of a new investment by EURO STYL has commenced. The Tri-City developer is rebuilding the former shipyard office building, developed in the 1970's, on Marynarki Polskiej Street in Gdańsk. The scheme bears its name as a reference to the shipyard's tradition and nomenclature – "C200 Office". The office building will be delivered in March 2016. JLL is responsible for the building's commercialization and acts as the scheme's exclusive agent.

Mikołaj Konopka, Vice President EURO STYL, comments: "The modernization of the C200 Office is an interesting example of using post-shipyard lands. The new investment will be innovative, comfortable and will comply with the standards present on the commercial real estate market."

Magdalena Reńska, Head of Gdańsk Office, JLL, adds: "The C200 Office is a modern office project offering both high quality and affordable lease rents. In C200, rents will be 10-20% lower when compared to typical office schemes that have been developed in the Tri-City area. It is also worth pointing out that C200 will have an approximately 2500 sq m underground warehouse area, part of which will have an access to a ramp."

The office building will comprise of 7 floors. Its elevation will be even more attractive due to LED illumination. Total lease area will be 17,500 sq m and will include class A office space (ground floor and first floor) and B+ (the floors above). Its architects have taken care to provide its future tenants with the possibility of free space arrangement. Furthermore, the designers have focused on making the common areas as effective and attractive as possible.

The garage will have parking spaces and a large warehouse area (2,500 sq m) equipped with a ramp. Furthermore, there will be dedicated bicycle spaces as well as shower cubicles and lockers for cyclists. There will also be a large parking lot developed elsewhere on the investment's premises.

The building is being developed in an excellent location in the centre of Gdańsk near 169 Marynarki Polskiej Street (an extension of Jana z Kolna) and has good transport links. There is a tram stop in front of the scheme's entrance and an SKM (Fast Urban Railway) stop – Gdańsk Politechnika. The investment is just 3 kilometers from a major public transport hub – Gdańsk Główny station - that includes PKP, SKM, PKS as well as bus and tram stops.
