Shopping centre valuations

By the end of 2015, total supply of modern retail space in Poland was 13.01 million sq m. Shopping centres accounted for 9.28 million sq m, retail parks and stand-alone retail warehouses for 3.52 million sq m and outlet centres for 0.21 million sq m. In addition, retail sector attracted the greatest interest from investors in 2015 as it recorded investment volume of approx. €2.26 billion. 2015's transaction volume result represented a fourfold increase on 2014 and the best since 2006. So it comes as no surprise that the retail market remains under the watchful gaze of investors, financial institutions and developers.

Good change in the hotel industry

2015 was a very good year for the hotel sector in Poland – despite the continuing increase of supply, the RevPAR grew in all major hotel markets across the country. After a successful 2012, when Poland co-hosted the 2012 UEFA European Championship, the Polish hotel industry witnessed more difficult times. Between 2013 and 2014, the sector recorded a deterioration in operational performance. However, last year was undoubtedly much better thanks to a strong increase in occupancy and a long-awaited uptick in room rates.

There are no vacations this year for the residential market

Due to record low interest rates, we are currently witnessing financing costs for developer investments and apartment purchases by private individuals at an all-time low. We would like to underline the fact that the current NBP reference rate has remained at a historically low rate of 1.50% since 5th March 2015. NBP’s policies have resulted in the WIBOR 3M rate - the basis for granting most of the PLN loans - at 1.7%. During the last boom on the residential market between 2006 and 2007, the level of WIBOR 3M peaked at 4.2%.

HypZert qualification and new European regulation concerning valuation standards

The annual international conference organized by German HypZert GmbH was recently held in Frankfurt. The organization provides certification for real estate appraisers including experts specializing in Mortgage Lending Value (MLV). Over 1,200 specialists from around the world including Germany, the Netherlands, France, Great Britain and Poland took part in the event.
