ING Hubs Poland opens new office in Warsaw's The FORM building
Dream space in perfect form
Over 1,000 employees will occupy three floors designed to integrate and inspire. Dream Space Warsaw was created on an area of 7,200 square meters, which will be occupied by employees from two Warsaw offices of ING Hubs Poland, a company from the ING Group that supports global operational, technological, financials, and risk management processes. JLL was responsible for the strategy, location selection, organization needs assessment, proposal of solutions tailored to its specifics, and technical advice.
Over the past six years, the Warsaw team of ING Hubs Poland has grown significantly - from several dozen employees in 2019 to over 1,000 specialists this year. The company's new headquarters, designed according to the latest trends in work organization, provides the company's employees with optimal conditions for carrying out tasks, building relationships, and development.
Unity is strength (and comfort)
ING Hubs Poland employees have at their disposal, among others, a patio, Gravity Point - an open, multifunctional space of over 1,000 square meters, as well as rooms for daily work, relaxation, and quiet zones.
"Our new office is a place that combines functionality and comfort, inspires with modern design with elements referring to the history of the location, enriched with works from the ING Polish Art Foundation collection, encourages spending time with colleagues. We want our teams to feel good here and use it willingly. We designed it to meet various needs. We have places where teams can sit together on comfortable furniture, spend time in silence - focusing, collaborate at a large table, sit at a desk in an open space or in a training room. We also have spaces for individual work, both small rooms and so-called telephone booths. There is also a special room for working with a child, in case of the need to come to the office with a little one, or a space where employees can engage in meditation or religious practices. The spaces are adapted to different needs, all equipped with the highest quality devices. That's why we proudly call our offices 'Dream Space' because that's exactly what they are," says Magdalena Domagała, Real Estate and Project Manager of Dream Space Warsaw.
The choice of The FORM as the new headquarters for ING Hubs Poland was recommended by JLL experts. Completed at the end of 2024, this office building stands out with its unique approach to architecture, functionality, and sustainable development, combining innovative technological solutions with user comfort and open space conducive to integration.
"One of the key objectives of the project was to combine teams from two Warsaw locations of ING Hubs Poland. The new space was not only to meet the highest standards of functionality but also to fully integrate the diverse community of the company's employees. The inspiration for its shape was the ING headquarters in Amsterdam. The FORM stands out with its excellent location in the business heart of Warsaw, boutique character, modern design, and innovative technological solutions, which is why, after a detailed understanding of the company's needs, we recommended its selection as the new headquarters. Aspects related to sustainable development, including the use of renewable energy and the implementation of ecological solutions supporting the minimization of carbon footprint, also played a special role in this process," comments Marzena Zielonka, Senior Director, Tenant Representation, Office Agency JLL.
As part of the work on the office project, JLL experts, together with ING, thoroughly examined the organization's needs and its previous experiences.
"Based on a detailed analysis, we designed solutions tailored to the unique needs of the organization. A significant element of this concept is the 'Gravity Point' - an innovative, open space conducive to collaboration. The ING Hubs Dream Space Warsaw project focuses on the comfort of its users' work, including the implementation of advanced acoustic optimization systems in the work area, and meeting places strategically distributed throughout the office space. We created dedicated areas supporting knowledge exchange, concentration, and creativity. Moreover, internal staircases not only encourage movement and promote interactions between employees but also contribute to the sustainable use of the building's infrastructure," emphasizes Jakub Zieliński, Head of Workplace Strategy & Change Management, JLL.
21st-century design with respect for history
The Warsaw office building The FORM is an example of a forward-thinking approach to office building design, combining modern design, functionality, and environmental responsibility.
"When choosing the right location, it was crucial for ING Hubs Poland that the facility would enable the creation of a fully innovative office space, consistent with the company's ESG strategy. The Form perfectly responds to this need - the building uses 100% renewable energy, and also offers water-saving systems and energy consumption optimization. Its architecture provides access to a large amount of natural light, and the surroundings will soon be enriched with green spaces and a city park," adds Artur Pakuła, Head of Project & Development Services Poland & CEE, JLL.
The FORM's location in the center of Warsaw provides convenient access to public transport (including the metro), as well as restaurants, cafes, and service points.
The building grew on the site of the former Dom Słowa Polskiego, one of the most important printing centers in post-war Poland. The new investment, although it completely changed the character of this place, retained the spirit of creativity and exchange of thoughts. The FORM clearly refers to the past - both in architecture and in the concept of space.
