Key fundamental challenges facing investors include shortage of stock in which to invest, lack of transparent data and dynamic product innovation. We have also been seeing shifts in demographics and macro trends such as urbanisation, population growth, ageing populations and resource scarcity that are making living assets more attractive and increasingly important to our client’s long-term strategies.
The outbreak of COVID-19 and the subsequent spread of the coronavirus in 2020 has had impacts on the living sector, too. COVID-19 has left its marks on the healthcare sector, especially on operating hospitals and care homes. University closures and travel restrictions significantly affected student housing. Rising unemployment and uncertainty impacted on multifamily rentals in some geographies. However, living assets overall fared much better than many of its property peers in other asset classes. Institutional investor demand for living products remained robust and there was continued deployment of capital into the sector.
