In Q1 2025, transaction volumes in the largest regional cities totalled 176,900 sq.m., 27% up on Q1 2024. Considering the record-breaking results in the last two years, take-up levels was much above the pre-pandemic average.

Approx. 2,400 sq.m. of offices was delivered to the market in Q1 2025, approx. 25,000 sq.m. less Y-o-Y. According to forecasts, 2025 will see an unprecedented low level of new office supply in the regions, expected to amount to only 35,000 sq.m. This will be the lowest annual result in nearly 20 years, indicating a significant slowdown in the office sector. 

The vacancy rate in Q1 2025 was at 17.5% and showed relative stability.
