Residential market in Poland – Q1 2025
Despite market stability, apartment sales in Q1 2025 slightly decreased. In the six largest markets, developers sold over 9,000 units, representing a 6% drop compared to Q4 2024.

Despite the weakening sales, developers have introduced a significant number of new apartments to the market. In total, more than 13,400 units were sold in six markets, which is 11.2% more than in the previous quarter. As a result, the offer increased in all cities, reaching a historic maximum of 59,000 units.
Housing prices in most cities have stabilized or increased slightly. The largest increase was recorded in Wrocław and the Tri-City. On an annual basis, prices increased the most in Wrocław and the Tri-City (11.2% and 11.4%, respectively), the least in Kraków (3.4%) and Poznań (2.3%).
